I want to add, that selecting [Ignore] enables the app to run.
But this kludge is a pain. I have to to [ignore] about 100 times.

I've been using it to run my Foxpro DOS program on Win 10 Pro systems for a few weeks now and it's impressive. (Free, but donation suggested.)
I don't know that it will removed your Read Only issue, and yes I have seen that myself but I don't know what is causing it.
VDOS is exceptionally easy to set up, too.

It runs WIN10 64 bit.
I loaded VMWare Player Station 12 running WIN XP SP3
I went to the Host folder [FPW26] and unticked [Read Only] and included subfolders.
Each time I check the properties on the Host, [Read Only] contains a black square.
What is my next step?
